Job Summary
Macdonald & Company is partnered with one of the nation’s largest privately held companies specializing in acquiring and funding the development of medical and veterinary real estate properties to appoint a Capital Asset Manager.We are seeking a skilled individual to join us in the role of Capital Asset Manager. In this position, you will work closely with the VP of Capital Asset Management and other team members to oversee the execution of capital and maintenance projects, ensuring that our buildings are well-maintained and our asset value is preserved and enhanced.
The ideal candidate will have a background in engineering disciplines, construction management, or real estate, along with a minimum of 5 years of experience directly managing capital and R&M in an asset management role. Experience in the medical field is helpful but not required.
Key Responsibilities:
- Manage due diligence vendors to ensure timely execution of site visits, reports, and communication related to transactions
- Review and confirm annual capital expenditure (Cap Ex) and repair & maintenance (R&M) budgets for each asset
- Conduct cost analysis of facility maintenance and capital improvements
- Maintain and update files for efficient review of all Cap Ex and R&M budgets
- Update mapping software for accurate location and regional weather impact analysis of assets
- Manage and update asset data, roof, and major warranty information
- Review third-party bids, reports, and communication to ensure accuracy
- Communicate with equity and joint venture partners regarding capital and maintenance-related improvements
- Track and monitor post-closing work required at each asset
- Travel to assets as needed for due diligence and regular oversight (approximately 50% travel expected, 1-3 days per week)
- Educational focus in engineering disciplines, construction management, or real estate
- Minimum of 5 years of work experience in asset management
- Proficiency in MS Office Suite and experience with data collection/reporting
- Experience managing vendors and engineering staff
- Strong communication and organizational skills
