Asset Manager - Real Estate

As Asset Manager for this leading financial institution and real estate investor in Mauritius, you will assume full responsibility for optimising the investment performance of the current and future assets under management. Your mandate will be to maximise value and return on investment. 

 Responsibilities shall include but limited to:
•    Formalise a strategic plan for the portfolio and to make recommendations to the business regarding re-engineering, streamlining and balancing of risk;  
•    Provide the business with recommendations on improving the property portfolio (disposal of assets, acquisitions, upgrades, renovations, development) in order to achieve its maximum potential;  
•    Monitor, identity and mitigate risk across the portfolio;
•    To analyse and review short, medium and long term income projections in order to identify properties for disposal and acquisition;  
•    Conduct monthly performance analysis of the portfolio as a whole in terms of performance against budgets and relevant industry benchmarks;  
•    Conduct a physical inspection of every asset under management  
•    Control capital expenditure for new developments, refurbishments and improvements to the existing assets in the portfolio;  
•    Build and maintain relationship with tenants and prospective users of the properties, with particular focus on business development with potential international brands.  
•    Improve the usage of business intelligence and reporting to support strategic decision making across the division.  

In order to be considered for the role you need excellent financial modelling skills and you must be well versed in real estate performance measurement concepts such as yields, leverage, NPV’s, IRR, etc.  Property Management experience will also be very beneficial, but you must have worked in an asset management role too, ideally from an investment perspective.  A relevant commercial degree in finance and / or real estate is essential, and candidates who speak both French and English are better suited to this role.
