Property Portfolio Manager – Mozambique

A leading Property Management and Real Estate services business is currently recruiting a Property Portfolio Manager, based in Maputo. We are in search of an individual with commercial acumen, and someone with the ability to foster and develop relationships with blue-chip international tenants. Technical real estate and property management knowledge will be an advantage, and a proven ability to run a business unit with complex moving parts, with a high degree of client interaction is essential. Worth over US $300M, this is an impressive portfolio across Mozambique and includes key strategic assets across commercial, retail and residential asset classes, and where your tenants are high ranking individuals within large corporates. Your role is to keep them satisfied whilst reporting in detail to the sophisticated, international, listed landlord on all financial, facilities and operational performances.

Responsibilities shall include but not be limited to:
• Tenant engagement by being the primary contact point for all tenant representatives in the portfolio
• Landlord interface through continual engagement with landlord representatives
• Staff management of the operational and debtors teams
• Financial oversight by monitoring and controlling income and expenditure on portfolio properties within approved mandate
• Play an integral part of the leasing function by assisting the General Manager with lease renewal negotiations as well as cessions, addendums or lease related documents as and when required
• Debtor management by ensuring that tenant billing is done on time every month and that rent and utility recoveries are tightly controlled
• Co-ordinate the compilation of the monthly management report
• Ensure that building financial reports are reviewed monthly in time for reporting deadlines
• Manage the new building take-on team and process.

To be considered for the role you need to hold a formal Real Estate related (building, construction, architecture, etc.) or Commercial (financial, legal) University qualification and a proven track record in a similarly demanding managerial role in Mozambique or an emerging African market. The ability to communicate effectively and professionally in English and Portuguese is essential, and the role would be best suited to an individual that is already based in Mozambique on a full-time basis. Portuguese speakers from other countries will be considered.
