Job Summary
Asset & Development Management AssociateOur client is an investment and development manager, specialising in industrial and logistics real estate.
Established in 2019 they now manage a portfolio with a value in excess of £1.5 billion. Due to expansion and the recent acquisition of a large UK portfolio they are seeking to hire an Asset & Development Management Associate. The successful candidate will be part of the larger Development Management and Asset Management teams.
This role is to assist the Development Management and Asset Management teams within the business across asset management activity, new acquisitions, small capex projects, reporting and asset disposals.
Key Responsibilities:
Asset Management - Assisting the Asset Management team with ongoing initiatives such as licenses for alterations, general tenant liaison and oversight, external property management oversight, expenditure tracking and project oversight for ongoing property maintenance matters, site access requests. - Liaison with external property managers for service charge matters including closing year end accounts. - Assisting in team wide ESG initiatives including leading external property managers in managing utility accounts and consumption/emissions data.
Acquisition & Disposals - Assisting in the coordination of technical due diligence workstreams and managing external advisors as part of the acquisition process, arranging access for advisors etc - Reviewing due diligence reporting, managing the virtual data room review process, coordinating red flag review processes, summarising findings and recommendations. - Support the AM and DM teams with the organisation of assets to be sold. Coordinating responses to queries from buyers throughout the sales process.
Project management - Leading on small capex projects (e.g. end of tenancy refurbishment projects / maintenance and repair works). - Leading on resolving non-routine property management issues that arise within the existing portfolio, (e.g. roof leaks), including tenant liaison. Being a dynamic response that can assist in resolving issues that arise. - Supporting the Development Managers on larger development or complex capex projects through coordinating / chasing external advisors and the advisors monthly reporting and invoicing processes. - Working alongside the in house finance team to ensure development cashflows are updated monthly, coordinating the input from advisors and contractors.
Reporting and Data Management - Support the regular Development and Asset Management reporting processes - Attending and minuting the regular Development and Assets Management meetings. - Locating information from O&M manuals, as built files, as built drawings and certificates - following queries from insurers, tenants, property managers etc - Management of legal data rooms and general document management - Maintaining asset records in a “ready for sale” state at all times - Cost management for both Asset Management and Development Management teams including tracking maintenance costs, Property Management costs, marketing costs and ESG costs.
Candidate Experience Sought:
Whilst not essential, it is preferred that the candidate will have experience in some, or all, of the following:
- Acquisition due diligence and disposals process
- Active asset management
- Small capex projects with internal and external project management experience
- Experience of industrial and logistics as an asset class is preferred but not essential
- c2 years PQE RICS (or similar engineering) from the following pathways - building surveying / project management / asset management / commercial property management. Degree is not mandatory.
- Strong team focused experience required, experience of working collaboratively across multiple projects at the same time rather than being very focused on the delivery of a single large project.
- Private sector or public sector experience.
- Large consultancy or project management background or background within large Propco.
- Comfortable with domestic and international travel, as required
