Job Summary
Macdonald & Company has been exclusively retained by a leading national industrial investment manager to appoint an Asset Management Analyst. The position is based in the firm’s Dallas office and will be an in-office role.The primary responsibility of this position is to assist the Asset Management team in preparing detailed asset- and portfolio-management analyses for properties acquired or developed by the firm. The successful candidate will possess strong analytical acumen and excel in a fast-paced environment. They should be confident working independently, digging into assignments and reporting insightful conclusions back to the broader team.
Essential Duties and Responsibilities
- Perform financial and qualitative analysis to assess the performance of acquisitions and developments through financial modeling, cash-flow analysis and market research, using a combination of Argus and Excel.
- Assist with securing and modeling project financing and refinancing, while managing loan compliance in accordance with established loan terms.
- Monitor and analyze the financial performance of existing properties and funds.
- Prepare and maintain property valuations, hold/sell analyses and financing analyses using discounted cash-flow models, capitalization-rate analyses and comparable sales.
- Prepare investment committee memoranda for dispositions and assist with presenting hold/sell recommendations to the investment committee.
- Conduct due diligence involving legal documents, financial reports, operating projections, comparable sales, surveys and marketing information.
- Complete internal asset valuations quarterly and coordinate the external appraisal process semi-annually.
- Assist with monitoring and evaluating business plans, including leasing strategy, market leasing assumptions, major capital expenditures, financing and overall business-plan execution.
- Collaborate with project management teams to oversee the full scope of property operations.
- Assist with preparing asset reforecasts used in annual presentations to the firm’s partners.
- Support the preparation of recurring fund deliverables and ad hoc analyses for institutional investment partners.
- Advanced financial-modeling capabilities and strong proficiency in Microsoft Excel, Word and PowerPoint.
- Experience with Argus and Yardi is preferred.
- Detail-oriented, with strong analytical and presentation skills.
- Highly organized and capable of working in a fast-paced, team-oriented environment with multiple deadlines.
- Ability to adapt readily to changing priorities.
- Excellent written and verbal communication skills, with the ability to convey technical information clearly and concisely.
- A general understanding of the real estate industry and experience analyzing financial statements, leases and related documents would be advantageous.
