Macdonald & Company are working a renowned global real estate group that has a diverse portfolio across China. They have a newly created position based in Shanghai and the role will be responsible for identifying and implementing opportunities to create value and generate incremental returns across their portfolio of China real estate assets and driving their performance. This includes asset strategy, leasing (new and renewals) and tenant relations and co-ordination, leading capital expenditure projects, overseeing performance of management services team and involvement in future sale and disposition strategies.
 
They have an extensive portfolio consisting of office, industrial & logistics plus multifamily/living assets.
 
Responsibilities:
 
  • Manage the existing portfolio in Greater China, including office, logistics and co-living properties.
  • Lead the operations/property management to develop short- and long-term strategies designed to maximize the value and tenant satisfaction of each asset.
  • Address day-to-day and mid-level issues; communicate high-level issues to ownership and develop solutions.
  • Understand the current value and project future performance of each asset; develop hold/sell recommendation in accordance with ownership’s thesis.
  • Create annual property valuation analyses for each asset. Perform market analysis to develop leasing objectives, operating and financial budgets, project plans, and annual plans.
  • Monitor property operating and financial performance to ensure established goals and objectives are being achieved. Discuss material variances with the leadership team and the property management team leader; determine key drivers creating variances.
  • Supervise execution of capital projects and tenant improvements.
  • Ensure that partnership and loan document requirements are satisfied.
  • Review all monthly, quarterly, and annual property reporting required by Owner, Lender and Region.
  • Assist in the review of valuation models during acquisition and perform on-going updates.
  • Support and close coordination acquisitions and development/construction management team on new business pursuits.
 
Qualifications:
 
  • Bachelor's degree from an accredited institution
  • Ten or more years of experience in the commercial real estate industry with a preference for office and logistics asset management experience with responsibility for financial analysis, leasing/marketing activity oversight, and execution of strategic plans
  • Native Mandarin and business level English
  • Possess the highest degree of integrity. Be a risk taker.
  • Effective interpersonal communication (verbal and written) and listening skills.
  • Analytical problem-solving skills capable to undertake detailed analyses and make well-reasoned, decisive recommendations.
  • Demonstrate prioritization, organization, and time management skills necessary to balance competing deadlines.
  • Ability to multi-task in a complex high-volume environment and competency to work with all levels of management and personnel on critical projects.
  • Dedicated team player with a strong sense of ownership
