Macdonald & Co. is excited to collaborate with a Nashville-based commercial real estate firm to recruit an Asset Manager who will spearhead CapEx and Repairs & Maintenance for their North American commercial real estate portfolio.

The ideal candidate will excel in developing a comprehensive understanding of the portfolio, individual properties, and equity partner intricacies. This knowledge is crucial for effectively inspecting, reporting on, and managing a diverse array of assets. Reporting to the VP of Capital Asset Management, this role involves working collaboratively within a team dedicated to meeting the broader objectives of the company.

The primary responsibility of this position is to support team members and partners in various management and tenant-facing roles—in successfully managing the execution of capital projects and ongoing maintenance. These efforts are essential to preserving and enhancing asset value and ensuring that all properties are maintained in optimal condition.

  • Oversee due diligence vendors to ensure prompt site visits, report generation, and communication with stakeholders involved in the transaction.
  • Assess and approve annual Capital Expenditure (CapEx) and Repair & Maintenance (R&M) budgets for each property.
  • Perform cost analysis for various facility maintenance tasks and capital improvement projects.
  • Verify and approve the completion of projects annually across all properties.
  • Organize and maintain files for efficient review and verification of all CapEx and R&M budgets.
  • Update and maintain asset information in mapping software to verify locations and assess regional weather impacts.
  • Manage the updating of asset data, including roof and other significant warranty information for each property.
  • Evaluate third-party bids and reports to ensure accuracy and keep the deal team informed of key financial details.
  • Coordinate communication with equity and joint venture partners about capital and maintenance updates to properties.
  • Monitor and oversee the completion of required post-closing tasks at each property.
  • Travel to properties as necessary to support due diligence and ongoing asset management tasks (travel estimated at 50%, typically 1-3 days per week); ensure timely submission of travel expense reimbursements.
  • Provide reports to senior management on topics such as project completions, energy efficiency initiatives, budget discrepancies, and due diligence updates as needed.

  • Candidates should have an educational background in engineering disciplines, construction management, or real estate.
  • Requires at least 5 years of direct work experience in managing capital expenditures and repairs & maintenance within an asset management role.
  • Responsible for actively managing engineering oversight of facilities, coordinating with vendors and engineering staff to ensure timely completion of tasks and maintenance of equipment and systems.
  • Proficiency in MS Office Suite (Excel, etc.) is essential, along with experience in data collection/reporting and the use of cloud-based solutions.
  • Experience with Medical Office or Healthcare facilities is beneficial but not mandatory.
