Are you a residential property professional who can balance tenants, collections, utilities and operations without letting anything fall through the cracks?You’ll be joining an established property services group responsible for managing a diverse portfolio of residential assets in Johannesburg. Operating within a hands-on, performance-driven environment, the business offers broad exposure beyond traditional property administration, with close interaction across property, finance and facilities teams. In this role, you’ll support the management of a high-density residential portfolio, working across both head office and properties on the ground. Your responsibilities will stretch from lease administration, tenant onboarding, renewals, vacancies and occupancy management to collections, arrears recovery and negotiating payment arrangements for approval. A significant part of your role will also involve utilities, including coordinating meter readings, reviewing tenant billing, monitoring consumption, investigating discrepancies and reconciling recoveries against municipal or bulk accounts. Alongside this, you’ll conduct property inspections, coordinate maintenance escalations and service providers, maintain action trackers and provide accurate operational reporting. This is not a traditional Building Manager or facilities-only position; you’ll be expected to understand the numbers behind the portfolio, engage directly with tenants and confidently follow issues through to resolution.
The ideal candidate will bring around 2-5 years’ experience within residential property management, administration or a similarly broad property role, with exposure to high-density or affordable residential portfolios particularly valuable. You’ll need practical experience across tenant engagement, lease administration, occupancy, collections and arrears, with utility billing, metering or reconciliation experience setting you apart. Strong Excel skills are essential, and you should be genuinely comfortable working with reconciliations, arrears schedules, trackers, lookups, pivot tables and operational reports. Exposure to property management systems will be advantageous. Most importantly, you’ll be firm enough to handle difficult tenant conversations, numerically confident, highly organised and disciplined about documenting agreements and working within approval processes. A valid driver’s licence and reliable own transport are non-negotiable for this Johannesburg-based opportunity.
