Job Summary

This is a Deputy Head of Real Estate for a retailer in Singapore.

Leading the Real Estate business, you will play a pivotal role in driving the development and implementation of a comprehensive real estate strategy for our business expansion in Singapore, aligned with the overall group objectives and growth plans. We are seeking an experienced and results-driven professional with deep knowledge in the Real Estate landscape and the ability to formulate win-win strategies with landlords and partners. You will lead a team up to 10 to identify and secure new locations and maintain the existing network in support of the business strategy to further increase market share in Singapore.

Engagement & Pipeline Development:
  • Foster and maintain robust connections with landlords, government authorities, and various stakeholders in Singapore to facilitate real estate transactions.
  • Proactive seek pipeline by engaging with developers and property owners.
  • Identify new growth opportunities, locations, and property types, considering customer demographics and competition.
  • Drive regular review store/outlet network to optimize sales to rental return.
Property Acquisition and Negotiation:
  • Oversee the identification, evaluation, and negotiation of new & renewal leases and managing internal and external stakeholders interest.
  • Secure favorable lease terms to improve occupancy cost targets.
  • Develop and present data-driven presentations to communicate recommendations and key insights to senior management to enable strategic decision-making.
Facilities Management
  • Co-manage the Facilities Management team with the Director and Head of Real Estate, to manage all the facilities in stores/outlets and centralized facilities.
  • Manage CAPEX & OPEX budgets, actual spending, KPIs and ensuring cost-effectiveness to meet or exceed annual Corporate Goals & Targets.
  • Plan, organize & execute building A&A works, warehouse setup, space relocation and office renovation works including liaison with internal and external stakeholders.
  • Lead and work with internal cross functional stakeholders to establish & implement sustainability initiatives that will contribute to the Group’s sustainability goals.
Team Leadership
  • Recruit, train, develop and retain a high-performing real estate team.
  • Provide guidance, mentorship, and performance feedback to team members.
  • Degree in Real Estate or equivalent qualification or related field.
  • Minimum 10 years of experience in real estate leasing transactions, with a strong background in asset and property management in retail and/or F&B sectors in Singapore.
  • Experience in facilities management & investments will be an advantage.
  • Financial acumen with the ability to understand & manage P&L statements and budgets.
  • Exceptional leadership and team management skills, with a demonstrated ability to work with & motivate cross-functional teams.
  • Visionary thinking, creativity, and the ability to translate ideas into action. 
  • Excellent communication and influencing skills, with the ability to engage effectively with a wide range of stakeholders.
