The Position
The Development Associate will support all aspects of the real estate development process, with an emphasis on affordable and workforce housing projects. This role is ideal for someone with strong analytical skills, attention to detail, and a desire to grow into a senior developer role. The Associate will gain exposure to the full life cycle of development, from site acquisition through financing, entitlement, construction, and lease-up.
- Project Support: Assist in managing affordable housing developments through all phases, including site selection, feasibility, design, financing, construction, and stabilization.
- Financial Analysis: Build and maintain detailed pro formas and financial models; evaluate deal structures involving LIHTC, tax-exempt bonds, gap financing, and other public/private funding sources.
- Entitlements & Approvals: Prepare materials for city approvals, planning commissions, and neighborhood groups; track entitlement processes and deadlines.
- Capital Sourcing: Support applications for tax credits, state/federal housing programs, and other subsidy sources; coordinate with lenders, investors, and public agencies.
- Project Coordination: Collaborate with architects, contractors, consultants, and internal teams to ensure projects remain on schedule and within budget.
- Market Research: Analyze demographic, economic, and policy trends to identify opportunities for new affordable housing development.
- Reporting: Draft investment memos and presentations for internal leadership, capital partners, and public stakeholders.
