Family Office – Senior Commercial Property Asset Manager

Macdonald & Company are delighted to be working with a Family Office in Central Lonon who are seeing a Senior Property Asset Manager to oversee a mixed Industrial and Retail portfolio, spread across London and the South East. You will lead a small team of 2 property managers and liaise with the in-house Facilities Management and Accounts team on Maintenance, Service Charge and Rent Collection matters. The role will include a mixture of day-to-day management, lease renewals, rent reviews and instructing agents on letting vacant units.

Responsibilities will include:
  • Ability to fully interpret lease terms from leasing documents
  • Proactively monitoring, negotiating and dealing with lease events including rent reviews, break clauses and lease expiries with tenants
  • Instruct and monitor letting agents on vacant commercial properties
  • Ensuring key documents are accurately filed in accordance with company processes
  • Understanding tenant rent statements and investigating discrepancies and variances
  • Responsible for annual insurance renewal ensuring best value
  • Ensure billing of recoverable insurance premia from appropriate tenants and managing insurance claims
  • Instructing county court claims and managing post CCJ recovery action
  • Dealing with all lease applications for consent including but not limited to alterations, assignments and underletting’s
  • Minimize vacant property costs including mitigating business rates and utility charges
  • Responsibility for block/building level compliance
  • Apply and corresponding with VOA to deal with all business rates matters
  • Prepare/approve service charge budgets, demands and apportionments
  • Liaise with accounts department for end of year service charge reconciliations 
  • Minimum 7 years comparable experience including at least 2 years in a team leadership position
  • Comprehensive and up to date knowledge of relevant legislation
  • Accuracy and attention to detail
  • Be organized, able to prioritize, manage time efficiently and work to deadlines
  • Excellent communication and writing skills
  • Influencing and negotiation skills
  • Ability to work both autonomously and lead a team
  • Shows initiative
  • Ability to exercise judgment and make decisions for the PM team
  • Be accountable to senior management for team actions and performance
  • Previous use of Qube property management software preferred
