Job Summary
A leading global real estate investment and development platform is seeking an experienced Fund Manager to join its Tokyo-based investment management team and play a pivotal role in the growth of a newly established Japan-focused value-add real estate strategy.Backed by significant institutional capital, the strategy will invest in logistics and office assets across Japan's key metropolitan markets, with a focus on unlocking value through active asset management, repositioning, modernisation, redevelopment, and operational enhancement initiatives.

The Role Based in Tokyo and reporting to senior leadership in Japan, with close interaction across regional investment management teams, the Fund Manager will serve as a key link between the platform and its institutional capital partners.
The role will take ownership of investor engagement, investment committee processes, fund governance, portfolio performance monitoring, and investment analysis while supporting the identification and execution of value creation opportunities across the portfolio.
You will work closely with acquisitions, asset management, development, finance, legal, tax, treasury, and risk teams to ensure strong investment outcomes and successful delivery of business plans.
Key Responsibilities
- Serve as a primary point of contact for institutional investors and support ongoing investor relationships.
- Lead the preparation and presentation of investment committee papers for acquisitions, disposals, development initiatives, recapitalisations, and major asset management decisions.
- Evaluate investment opportunities through detailed financial modelling, underwriting, scenario analysis, and risk assessment.
- Monitor portfolio performance against investment objectives, business plans, and return targets.
- Coordinate internal approval processes across investment, finance, legal, tax, treasury, compliance, and risk functions.
- Support investment strategy execution across logistics and office assets in major Japanese markets.
- Oversee investor reporting, fund governance, compliance, and operational requirements.
- Conduct market research and analyse economic, sector, and capital market trends to identify opportunities and risks.
- Work closely with asset management and development teams to drive value creation initiatives across the portfolio.
- Support junior investment professionals through coaching, mentoring, and technical guidance.
The successful candidate will bring a blend of real estate investment expertise, institutional fund management exposure, and strong stakeholder management capabilities.
Requirements
- Degree qualified in Finance, Real Estate, Business, Commerce, Economics, or a related discipline.
- 8+ years of experience within real estate fund management, investment management, asset management, private equity real estate, or institutional investment platforms.
- Strong understanding of Japanese real estate markets, particularly logistics and office sectors.
- Advanced financial modelling and analytical capabilities.
- Experience preparing investment recommendations and presenting to senior investment committees and investors.
- Strong knowledge of fund structures, governance frameworks, reporting requirements, and institutional investment processes.
- Excellent communication and stakeholder management skills.
- Fluent Japanese and business-level English are highly desirable.
