Job Summary

Key responsibilities:
  • Lead the Centre Management Office team via executing and coordinating sound strategies towards achieving the budget. Lead the Heads of Department to formulate an overall plan and strategies for all departments with aim to achieve the set objectives. Set long term and short term objectives of the mall(s) for all aspects of management, including financial, leasing, marketing communications, operational and overall management and direction.
  • Establish appropriate CMO policies and procedures to enhance internal control.
  • Prepare the annual asset plan with a focus on adding value to the centre through effective value adding.
  • Lead the Leasing team to source and identify potential tenants to further enhance the tenancy mix.
  • Review and adjust the budgets and monitor performance against budget.
  • Minimizing operating cost, maximizing revenue/profit will be the main objective without compromising on the quality and services.
  • Work closely with the Leasing team in the planning of tenant mix, from preliminary stage to implementing the marketing strategies to achieve the desired tenant mix.
  • Oversee planning and strategize the right marketing approach including achieving a higher rental return.
  • Advise Management on current and future retails trends, including new concepts and quality tenants.
  • Work closely with the Marcom team to create marketing plans that set out objectives, plans, and specific activities to be pursued.
  • Ensure that the implementation of Marcom policies, programs and activities is in line with corporate strategies to maximize return or profit.
  • Lead and guide the Marcom team to ensure successful leasing of promotional spaces to develop revenue sources; effective event organizing to generate higher traffic.
  • Lead the Marcom team to develop and implement communications and media strategies that successfully deliver information and key messages to the public.
  • Develop relationship with strategic partners whilst building and maintaining a strong rapport with retailers, vendors and shoppers.
  • Work closely with the Operations team to direct and coordinate effective programs and activities to maintain the operational appearance of the mall in areas such as maintenance works, security, tenancy design coordination, car park, housekeeping, landscaping and food court.
  • Constantly perform routine inspection of the mall to ensure that the day to day operations of building are well monitored and taken care of.
  • Be actively involved in the implementation of the Asset Enhance Initiatives (AEI).
  • Ensure effective execution of the financial management functions. This includes timely preparation and submission of the monthly management reports, budget forecast.
  • Oversee the overall financial operations which include budgeting, cash flow planning, feasibility study, control of assets; budget monitoring, arrears management and treasury management as well as taxation matters.
  • Ensure timely performance reporting of the mall to agreed deadlines which includes submission of management reports.
  • To ensure the effectiveness of human resource management of the mall in areas such as manpower planning, recruitment, training, employee relations, staff welfare, compensation and benefits, discipline, etc.

  • Degree in Marketing, Business Studies, Estate Management, Building or equivalent.
  • Minimum 15 years of relevant experience in a similar capacity within retail mall management.
  • Preferably with exposure to all aspect of shopping malls management covering Operations, Leasing, Marcom, HR, Finance and Credit Control.
  • Excellent sense of business acumen with strong passion in shopping mall business.
  • Strong negotiation and business planning skills.
  • A demonstrated understanding of retail and the ability to add value to the mall in the future.
  • A strategic, proactive, customer focused individual with strong analytical skills.
  • Possess strong command of both written and spoken English and Bahasa Malaysia.
  • Excellent leadership, communications and people management skills so as to manage and motivate the team.
  • Independent and be able to work under pressure with tight deadlines
