Role Overview:
We are seeking a highly experienced individual with a minimum of five years in the self-storage industry, including:
- Proven operational leadership across multiple sites.

Key Responsibilities:
Strategic Leadership:
- Shape and execute the strategy for the self-storage portfolio.
- Collaborate with the Head of Transactions to evaluate new opportunities.
- Stay abreast of UK market trends and provide insights into supply, demand, and competitive developments.
- Monitor and recommend technological advancements for operational efficiency.
- Drive the achievement of financial goals for each site and support cash flow analysis.
- Assist the finance team in monthly budget reporting and performance tracking.
- Contribute to the valuation and approval process for all sites annually.
- Identify and capitalize on additional revenue streams.
Operational Management:
- Oversee revenue projections and operational budgets for each development.
- Manage supplier contracts and operational service providers.
- Coordinate with in-house and external teams to ensure successful site openings.
- Supervise maintenance contracts and compliance with statutory and insurance requirements.
- Ensure seamless technology integration for an efficient customer journey.
- Regularly inspect and maintain site standards, addressing any repairs promptly.
New Site Development:
- Collaborate with the Development Team on the construction of new facilities.
- Provide operational input at all stages of design, from layout planning to equipment specification.
- Support the team in securing planning consent by ensuring operational considerations are met.
- Test and approve all operational equipment before site launch.
Marketing & Customer Experience:
- Work with the Marketing Manager to promote each site and maximize occupancy.
- Ensure the website is up-to-date and effective, and make recommendations for enhancements.
- Drive initiatives to improve customer service, loyalty, and satisfaction.
- Oversee customer communications and establish a 24/7 helpdesk system.
- Conduct customer surveys and recommend improvements based on feedback.
