Opportunity  

An exciting opportunity has arisen for a dynamic and ambitious senior property executive to join our growing Potter Space team. As the new Head of Property, you will lead the Property team to strategically manage and grow our portfolio. This role is pivotal in driving our business forward, exploring exciting opportunities, and making strategic deals. The role is based at our new modern head-quarters in Leeds City centre with rooftop terrace, gym and close access to the train station.

About the role

As the Head of Property, you will report to the Managing Director, with the potential to progress to the role of Property Director within 18-24 months

Purpose

Your main responsibility will be to identify, evaluate, and deliver strategic opportunities to create value, while overseeing the management of our existing portfolio. This includes maximising return on investment, providing excellent customer service and increasing capital values. Transactional experience in both development and investment sectors, allied to an extensive network of market contacts, will mean you play a key role in shaping the future strategy of our business. You will also be responsible for developing the property team to ensure it adapts to meet the aspirations of the company.

Key responsibilities
 
  • Property Development:
    • Identify and evaluate potential development opportunities, overseeing land acquisition, redevelopment, and refurbishment projects.
 
    • Lead and oversee all stages of the development process including:
      • Project identification and evaluation.
      • Planning and design
      • Financial management
      • EPC / green initiatives and compliance
      • Project execution and construction
      • Stakeholder management
      • Risk management
      • Project completion, letting and disposals.
 
  • Investment Strategy:
    • Develop and implement investment strategies to maximize returns on the property portfolio.
  • Identify, research and evaluate opportunities for acquisition of income-generating properties.
  • Implement asset management strategies for the existing portfolio, aligned with key performance targets.
  • Conduct analysis and due diligence on potential investments to assess financial viability and risk profile in collaboration with the Head of Finance.
  • Monitor market trends, economic indicators and regulatory changes to inform investment decisions.
  • Collaborate with Managing Director and Head of Finance in negotiating and structuring investment deals.
     
  • Health and Safety (H&S)
    • Ensure individuals have appropriate H&S training and ensure compliance with statutory regulations.
 
  • Financial Management:
    • Monitor investment performance, including rental income, WAULT, valuation, and return on investment, in line with KPIs.
    • Conduct regular financial analysis and prepare investment reports for stakeholders.
 
  • Stakeholder Relations:
    • Build and maintain relationships with investors, partners, and other stakeholders.
    • Take a market facing approach to the role
    • Provide regular updates and reports on investment performance and development projects.
    • Represent the organization in negotiations, presentations, and meetings with external stakeholders.
    • Oversee the Head of Asset Management to ensure efficient and effective management of the lettings/sales process for all new build and existing units

Key skills and competencies
 
  1. Professional
 
  • Experience in managing strategic deals including acquisitions, disposals and joint ventures.
  • Market facing experience with a strong network of contacts.
  • 10 – 15 years of experience with at least 5 years at a management level.

  • Ambitious, driven and eager to develop yourself and your team in a progressive company
  • Strong problem solving and entrepreneurial mindset
  • Dependable, flexible and responsible individual with excellent communication and organisational skills

Other requirements
 
  • A relevant degree
  • Proficiency in MS office (Excel, Word, Powerpoint)
  • Chartered member of the RICS or qualified by experience
  • Willingness to travel to sites as required
  • Hold a full clean driving licence.
