Job Summary

We are looking to hire a strategic and proactive Retail Leasing Leader who possesses strong leadership, people management and interpersonal skills with sound understanding of the real estate industry and good working knowledge of Malaysian retail market with strong ability to add value to the mall in the future.

Establishment of KPIs and Performance Commitment
  • Define Key Performance Indicators (KPIs) and metrics to drive and evaluate the success of Leasing strategies execution, regularly reviewing progress and adjusting strategies as needed.
  • Commit to achieving and exceeding Leasing KPIs in terms of rental incomes, occupancy rate, retention rate, Lease renewal timeline, etc. which are subsequently translated into NPI.
Strategic Planning, Portfolio Oversight and Accountability
  • Formulate and lead the development of a comprehensive Leasing strategy aligned with the overall business objectives of the organization and individual asset.
  • Play a strategic role in shaping the positioning of assets within the retail landscape, in close collaboration with GMs and CMs.
  • Oversee the synergistic performance of assets across the country.
Lease Management
  • Manage the entire portfolio leases including planning and assigning person(s) in-charge for all lease renewals and filling up of vacancies.
  • Manage the entire portfolio leases including planning and organizing of retailers/tenants at different assets or zone based on their positioning and tenants’ mix.
Strategic Retail Management & Special Projects
  • Responsible for sourcing and acquiring new brands, new retailers into our assets that help to enhance our asset positioning and competitiveness.
  • Initiate building relationships with vast spectrum of retailers in order to expand the network for future needs of tenants’ acquisition.
  • Involve in special projects that are leasing related which helps the entire portfolio towards achieving the desired business results, which include but not limited to facilitating on strategic partnership, linking with local partners on JV/ franchise opportunities, etc.
Tenant Mix Optimization and Growth
  • Lead the team to conceptualize and optimize the tenant mix for the assets, considering market demand, asset positioning and revenue potential.
  • Innovate and propose new tenant categories, concepts, or Leasing strategies to enhance the appeal and uniqueness of the assets which is up to market trending.
  • Responsible for the expansion and growth of retailers within the country and/or major/strategic trade categories.
Tenant Acquisition, Lease Negotiation and Tenant Relationship Management
  • Oversee the identification, targeting, and acquisition of potential tenants, and lead negotiations to secure Lease agreements.
  • Devise negotiation strategies for Lease agreements, rental rates, and lease terms, ensuring the best possible terms for the organization.
  • Build and maintain strong relationships with key tenants and industry stakeholders. Strive to maintain a high tenant retention rate by proactively engaging with tenants, addressing concerns, and providing support for their growth and success.

Asset Plan and Asset Enhancement Initiatives (AEIs)
  • Lead the team and work closely with the GMs and CMs in developing Asset Plans that are in alignment with Leasing objectives. Collectively responsible for the successful implementation of the plans.
  • Drive strategic participation in Asset AEIs through innovative contributions to the repositioning and restructuring of the asset's trade mix and configuration. Spearhead initiatives aimed at optimizing rental yield and unlocking significant value for the entire asset portfolio.
Group and Asset Level Collaboration
  • Cultivate and sustain constructive and fruitful partnerships with essential departments at both the Group and Asset level, e.g., Marcom, Operations, Finance, Retail Management, Portfolio Management, etc. This synergy is vital for the effective and successful implementation of Leasing strategies and initiatives.
Leasing Administration and Reporting
  • Develop and refine Leasing policies, procedures, and best practices to guide the team in achieving Leasing goals efficiently. Ensure that all assets are aligned and adopting the same SOP and practices. Strive to zeroize Internal Audit (IA) issues.
  • Ensure the accurate preparation and execution of Tenancy Agreements and Lease documentation, adhering to legal requirements and company standards.
  • Provide reports to Senior Management and stakeholders, offering insights and recommendations for continuous improvement.
Legal Compliance and Risk Management
  • Ensure all Leasing activities adhere to legal and regulatory requirements, maintaining a commitment to ethical and compliant Leasing practices.
  • Mitigate leasing-related risks and seek legal counsel when necessary.
Market Intelligence
  • Stay informed about market dynamics, consumer behavior, industrial trends, and economic conditions that may impact Leasing activities.
  • Identify opportunities for growth, optimize Leasing strategies and make strategic decisions.
Team Leadership, Development and Resource Optimization
  • Lead a high-performing Leasing team. Guide their efforts in executing Leasing strategies, ensuring effective communication, collaboration and sharing of experience across all assets.
  • Nurture professional development of team members, fostering growth, and succession planning.
  • Review and set up structure by ensuring synergy and sharing of resources by mobilizing Leasing resources covering from clusters to assets with relevant accountability to their occupancy and rental revenues.
  • Ensure effective communication and team performance, as well as good team discipline in terms of adherence to company’s policies.
  • Establish rapport with subordinates, create and maintain department morale and build team efforts to achieve excellent results.
Others
  • Support Due Diligence on new malls acquisitions from Leasing perspective.
  • Perform any other duties, which may be assigned or directed by the line of report from time to time.

The right candidate would possess the following traits:
  • Bachelor’s Degree in Marketing, Business Studies, Estate Management or equivalent.
  • Minimum of 10 years’ relevant working experience within retail mall management or consultancy or group Leasing with 5 years in a managerial position or a similar capacity.
  • Possess strong interest and passion in shopping mall business.
  • Possess a strong network of tenants and contacts. Have good contacts with major retailers and F & B operators in the industry.
  • Strong command of both written and spoken English and Bahasa Malaysia.
  • A team leader and player who is capable of fostering a synergistic and cooperative team environment.
  • Self-driven and able to work under pressure with tight deadlines.
  • Flexible and result-oriented approach.
  • Proven ability to be able to prioritize and manage multiple projects, as well as solve problems in a timely manner.
