Job Summary
Assistant Superintendent will join a dedicated team of Superintendents, entrusted with coordinating and overseeing the construction of high-density residential and mixed-use projects. Reporting to both the Project Superintendent and General Superintendent, this role will involve the supervision of specific trades and project phases executed by hired subcontractors and punch carpenters.Key Responsibilities
- Oversight and guidance for Punch Carpenters and Laborers.
- Establishing and maintaining relationships with building officials and inspectors, coordinating necessary inspections and tests.
- Identifying and advising the Project Superintendent on potential project risks, encompassing safety, subcontractor issues, site conditions, scheduling, change orders, and document conflicts.
- Monitoring the work of assigned subcontractors, punch carpenters, and laborers.
- Promptly notifying the Project Superintendent of any underperforming subcontractors.
- Compilation of punch lists and ensuring the completion of related work before inspections and product acceptance.
- Quality checks on subcontractor work to ensure compliance with contracted obligations and company standards.
- Adherence to other assigned duties.
Qualifications
- Minimum requirement of a high school diploma or equivalent.
- Preferred: Bachelor’s degree in construction management or a related field.
- Essential: A minimum of 2 years of experience in the multifamily construction sector.
Skills and Knowledge
- Proficiency in using a personal computer with sound knowledge of Microsoft Project, Word, and Excel. Familiarity with Procore and Textura is advantageous.
- Effective communication in English, both written and verbal.
- Competency in utilizing office equipment, including telephones, fax machines, printers, scanners, and copiers.
- Acquaintance with construction procedures, building codes, rough trade work, and federal, state, and local codes relating to Handicap, Fair Housing, ANSI, Waterproofing, Environment/AQI, and Acoustics.
