Job Summary

Our client is a privately held boutique real estate investment and asset management firm based in Singapore. They are looking to be the market leader in curating lifestyle-led real estate investments through in-depth knowledge of trends shaping future demand in a changing world. Their approach centres on creating experiences to communities by implementing creative re-positioning and re-adaptive asset strategies to deliver maximum value. Their team has a track record that is second to none in Singapore and they are looking to hire an Analyst/Senior Analyst to join the team in Singapore. The successful candidate will report to the Director of Portfolio & Asset Management and will play a critical role in supporting the growth, management and performance reporting of the firm's real estate portfolio, with involvement in all phases of the asset lifecycle—from acquisition underwriting, re-positioning, operator management, property management operation to exit. The ideal candidate will have strong analytical skills, a solid understanding of real estate financial modelling and valuation, and the ability to work collaboratively and contribute in a fast-paced environment. 

Key Responsibilities:
 
Investment Management:
  • Assist in the underwriting process for new acquisitions, including the development of financial models to evaluate potential investments and joint ventures (with waterfall structure)
  • Assist in preparation of presentation materials (including deal briefs, investment memos for internal review and external circulation
  • Conduct market research/ studies into commercial and hospitality sectors, sales and rental comparable analysis, and analysis on operators to support underwriting assumptions
  • Assist in transaction management process from due diligence works, execution of transaction documents to completion of property or share sales
  • Assist in the disposition process, including financial analysis, marketing coordination, and transaction management by working with brokers, legal teams, and other stakeholders to ensure smooth execution
 
Asset Management:
  • Participate in the development and execution of repositioning strategies for new assets and existing asset portfolio, including carrying out asset enhancement works, leasing strategies, asset branding, property operations and ESG strategies
  • Work closely with key stakeholders such as third-party operators, leasing agents, property management teams to ensure optimal performance of assets
  • Monitor refurbishment and operational key performance indicators (KPIs) for the asset, meeting underwritten asset performance and approved business plan (including occupancy rates, rental income, and expenses)
  • Prepare detailed progress control group report on monthly basis
  • Assist to monitor and analyze the revenue streams such as rental income, ancillary income, track and review operating expenses against approved budget to identify cost saving opportunities on monthly and quarterly basis
  • Preparation of forecasting and budgeting exercises for asset portfolio, typically on annual basis or as required
Required Qualifications:
  • Bachelor’s degree in Accounting, Real Estate, Business (MBA or relevant certifications such as CFA, CPA, CAIA is a plus)
  • At least 3 to 5 years of experience in investment and asset management role with a real estate fund/ investment banking is preferred
  • Proficient in financial modelling and analysis, with advanced Excel & Powerpoint skills.
