Lead one of Asia’s most significant digital infrastructure developmentsOur client is a leading international real estate investment and development platform with a long-established presence across Asia-Pacific. With a substantial pipeline of data centre investments and developments, they are seeking an experienced Project Director to lead the delivery of a flagship hyperscale data centre project in Japan.
This is a rare opportunity to take ownership of a landmark greenfield development valued at approximately US$1.5 billion, working alongside a global operating partner while leading a multi-disciplinary development, project management and stakeholder team.
The Opportunity Based in Tokyo and reporting to senior leadership in Japan and the wider Asia-Pacific business, you will be responsible for the end-to-end leadership of a major data centre development from delivery through to operational readiness and handover.
You will act as the central point of accountability across development, project management, commercial, investment and asset management functions, ensuring the project is delivered safely, on schedule and in line with shareholder expectations.
Unlike operators, our client focuses on the development, delivery and long-term ownership of critical infrastructure assets, offering exposure to the full investment and development lifecycle.
Key Responsibilities
- Lead the delivery of a large-scale hyperscale data centre development, overseeing development, project management and asset management activities.
- Manage strategic relationships with joint venture partners, customers, government authorities, utility providers and senior internal stakeholders.
- Drive project performance across budget, programme, risk, safety, sustainability and commercial outcomes.
- Lead multidisciplinary teams through planning, construction, commissioning and handover phases.
- Chair governance and project control meetings, providing executive-level reporting on performance, risks and opportunities.
- Navigate complex stakeholder environments, including regulatory authorities, municipalities and infrastructure providers.
- Coordinate successful integration between development teams, project delivery teams and operating partners to achieve operational readiness.
- Support the origination and assessment of future development opportunities, leveraging market knowledge and industry relationships.
- Mentor and develop a growing team of development and project professionals.
You are likely to possess:
- 15+ years' experience across real estate, infrastructure or data centre development.
- A track record of successfully leading major capital projects through the full development lifecycle.
- Experience managing complex joint venture structures and multiple stakeholder groups.
- Strong commercial and financial understanding with the ability to evaluate investment and development outcomes.
- Exceptional leadership skills with experience managing large, multidisciplinary teams.
- Experience working with contractors, consultants, operators, investors and public sector stakeholders.
- Degree qualifications in Engineering, Construction Management, Architecture, Real Estate, Finance or a related discipline.
- Native or fluent Japanese and strong business-level English communication skills.
