Job Summary

1. 土地取得後の開発・設計スケジュールの作成
2. 開発方法とその予算（工事費）の立案
3. ゼネコンなど選定のための入札要項書の作成
4. ゼネコン等選定プロセスの実施
5. 設計事務所、ゼネコンなどの業者の交渉、マネジメント
6. 開発予算に対する仕様の調整
7. ゼネコンとの契約の実施
8. ゼネコンとの設計・工事定例の実施
9. それぞれの過程における諸問題の解決
10. リース契約に向けた技術面（設計変更など）におけるテナントとの定例実施、交渉、提案
11. 上記以外のプロジェクトマネジメント（太陽光プロジェクトなど）
12. 上記に対する改善を主体的に行う

1. Development and design planning after the land acquisition. Manage assigned project as a project manager.
2. Proposal of development method and creation of construction budget of in-charged project
3. Preparation of bidding related material & documentation
4. Selection and determination of general contractors
5. Negotiation with general contractors and design offices and its management
6. Budget control of the project
7. Execute service agreement with the general contractors
8. Leading Weekly Meeting during design and construction phase
9. Solving technical issues occasionally happening in each phase
10. Assisting tenant leasing from technical point of view
11. Other Project Management related role, not only limited to above but may act as a point of contact for other related matters such as Solar project, etc.
12. Leading/making improvements on the above duties

1. 1. 土地購入前の技術面でのデューデリジェンスと予算立案

1. 1. 地盤調査の実施、確認、その工事費予算への反映、
   2. 電波障害、伝播障害調査(無線)の実施、確認、予算
   3. 解体工事の内容の確認、スケジュールおよび予算立案
   4. 造成工事の立案、予算など）開発スケジュールの立案
   5. 交通調査の実施、防災情報の収集
   6. 行政協議
   7. 開発コンサルのマネジメント
   8. 上記に対する改善を主体的に行う

1. Land   due  diligence  (contamination  survey  and  measures  against contamination) and budget planning
2. Ground Survey, result, find out the cost impact on the budget
3. Radio interference survey, confirmation, budget planning
4. Demolition work (checking content of work, making schedule and budget planning)
5. Creating plan on site preparation and budget planning
6. Traffic survey and collection of prevention of disaster
7. Negotiation with the government bureau
8. Management on development consultants
9. Leading/making improvements on the above duties

2. 設計事務所のボリューム図作成スケジュールのコントロール,サイン仕様の作成
3. プランプロトタイプの作成
4. 開発プランの見直し、ゼネコンへの指示
5. サイン仕様の作成
6. 機能的且つデザイン的なアメニティゾーンの計画提案
7. 上記に対する改善を主体的に行なう

1. Studying volume of expected warehouse projects to suit development strategy and making rendering of expected projects.
2. Managing (giving instruction, scheduling and monitoring etc.) to design firm.
3. Improving specifications and creating planning standard.
4. Reviewing developing plans and making directions to general contractors.
5. Creating signage plans and color scheme.
6. Creating aesthetic and functional design for amenity zone.
7. Leading/making improvements on the above duties
