Job Summary
Residential Project ManagerPosition OverviewWe are seeking an experienced and highly organised Residential Project Manager to oversee residential construction projects from initial planning through to completion. The successful candidate will be responsible for managing budgets, schedules, subcontractors, suppliers, quality standards, and client expectations while ensuring projects are delivered safely, efficiently, and to a high standard.The ideal candidate has strong residential construction experience, excellent communication skills, and the ability to manage multiple priorities while maintaining attention to detail.
Key Responsibilities
- Manage residential construction projects from pre-construction through to final completion and handover.
- Develop and maintain project schedules, budgets, procurement plans, and construction programmes.
- Coordinate architects, engineers, subcontractors, suppliers, consultants, and other project stakeholders.
- Manage and monitor subcontractor performance, workmanship, timelines, and contractual obligations.
- Conduct regular site inspections and project meetings to ensure progress and quality standards are maintained.
- Ensure all work complies with approved plans, building codes, regulations, specifications, and company standards.
- Monitor project costs, approve invoices, track variations, and identify potential budget overruns.
- Manage procurement of materials, equipment, and services to ensure timely delivery.
- Identify project risks and implement appropriate mitigation strategies.
- Maintain accurate project documentation, reports, contracts, schedules, and records.
- Communicate regularly with clients regarding project progress, costs, programme changes, and key decisions.
- Resolve construction issues, delays, defects, and disputes promptly and professionally.
- Coordinate inspections, approvals, testing, commissioning, and final handover.
- Ensure projects are delivered safely and that all health and safety requirements are followed.
- Manage the defects and warranty process through to completion.
- Provide regular project status reports to senior management.
- Proven experience as a Project Manager, Construction Manager, Site Manager, or similar role within residential construction.
- Strong understanding of residential building processes, construction methods, and project management principles.
- Demonstrated ability to manage projects from conception through to completion.
- Strong knowledge of construction scheduling, budgeting, procurement, contracts, and subcontractor management.
- Excellent organisational and time-management skills.
- Strong written and verbal communication skills in German and EnglishÂ
- Ability to read and interpret architectural drawings, specifications, and construction documentation.
- Strong problem-solving and decision-making abilities.
- High attention to detail and a commitment to quality.
- Ability to manage multiple projects, deadlines, and stakeholders effectively.
- Proficiency with project management and construction software is preferred.
- Relevant construction, engineering, or project management qualifications are advantageous.
- A valid driver's licence may be required depending on project locations.
