Job Summary

Our client is a leading International Real Estate Investor with a significant track record in Japan across a number of different Asset Classes. 
They are looking for Real Estate Portfolio Manager to join thier team at an Associate or VP level. They have an excelelnt international culture, a great track record in Japan and attractive salary and benefits packages on offer for the right candidate. 

About Position
The Portfolio Management hire will be a member of the Portfolio Management team for Japan and support the team working with property management companies, portfolio company personnel, other employees, and related companies to analyze existing assets and companies, create and update financial valuation models, track performance to underwriting, propose value-add strategies for real estate companies and assets and assist in investor reporting. The role will report directly to senior management in the Japan office and have significant exposure to the CEO of Global Real Estate, the funds’ COO, the larger investor relations team, and various members of their New York offices. The candidate should have strong analytical and communication skills, a bachelor’s degree from an accredited university/college, and be fluent in Japanese. Business-level English is required while fluency is a strong positive, but not necessary.

Responsibilities:
• Preparing/updating discounted cash flow models and other financial analyses using Excel, including complicated financial modeling
• Create detailed budgets for real estate assets; track and investigate monthly budget to actual variances
• Assist in the development of monthly/quarterly real estate and other ad hoc investment summaries, prepare high-level presentations and transaction summaries for senior management, investor reporting, and marketing
• Interface with operating partners, lenders, and other third parties to collect and evaluate property, financial, and market information
• Conduct in-depth market and portfolio analyses; understand industry trends
• Coordinate the collection of information regarding market and occupancy data, expense analysis, rent/sales comps
• Assist on preparing detailed responses to audit inquiries and/or investor questions for select assets

Skills & Qualifications
• Strong academic background – finance, real estate, accounting, or economics degree preferred
• Real estate experience with asset management exposure is preferred, but not required
• Sound knowledge of real estate valuation (preferred) or general corporate valuation together with understanding of real estate investing and/or basic accounting knowledge
• Strong financial/analytical background, advanced proficiency in MS Office applications with emphasis on Excel and PowerPoint
• Excellent verbal and written communication in Japanese (and English) with the ability to manage internal and external relationships
• Strong logical thinking and mathematical skills, enthusiastic to learn, team player
• Self-starter with the ability to work independently, complete projects with minimal oversight, and work extended hours as required
• Unquestionable integrity and ethics
