Job Summary

Opportunity:
  • Macdonald & Co. is excited to announce its partnership with a leading private residential real estate developer in the search for a 'Regional Vice President of Acquisitions & Investments' based in Washington, DC.
 
Responsibilities:
  • Independently initiate and negotiate land purchases for the development of multifamily and single-family homes.
  • Collaborate with the Acquisitions team to evaluate value-add projects in the region.
  • Cultivate and maintain relationships with the brokerage community to access high-quality land sites and acquisition opportunities.
  • Coordinate and oversee comprehensive due diligence and feasibility studies, engaging appropriate consultants as necessary to assess market characteristics and critical site attributes affecting revenue and cost projections.
  • Prepare initial Investment Committee memo documents in approved formats, including requisite information to secure approval for a Purchase and Sale Agreement (PSA) and due diligence.
  • Monitor due diligence processes and provide regular project progress reports.
  • Identify and assemble internal and external project teams, overseeing design consultants and engineers from conceptual drawings through construction documents.
  • Manage the process of securing necessary entitlements and approvals, including making presentations to Design Review Boards, Planning Commissions, City Councils, and community groups as needed.
  • Facilitate project design evaluation with internal stakeholders to ensure alignment with development milestones and objectives.
  • Establish, monitor, and drive project schedules to meet specified goals.
  • Evaluate and define project objectives to optimize property use and return on investment.
  • Collaborate with investment and acquisitions teams to develop, evaluate, and refine project pro forma.
  • Supervise preparation of investment committee presentations and present projects for approval at appropriate intervals.
  • Support and monitor leasing and management efforts to ensure alignment with project development and financial objectives.
  • Continuously evaluate timing and prioritization of prospective developments based on potential profitability.
  • Develop project budgets and schedules, ensuring projects are delivered according to plan.
  • Liaise with in-house Design and Construction personnel to oversee project cost analyses and ensure cost-efficient construction methods and materials.
  • Supervise design decisions to maintain alignment with company brand while minimizing costs.
  • Oversee tenant design and construction efforts to ensure satisfaction of project development and design objectives.
  • Enhance professional skills, abilities, and relationships within the multifamily and single-family home industry.
  • Manage multiple consultants and internal cross-functional teams.
  • Lead the regional office team.
  • Make timely, well-informed decisions that balance analysis with decisiveness.
  • Consider all relevant issues and stakeholders when making decisions.
  • Overcome obstacles and redirect efforts to progress work.
  • Foster internal and external partnerships.
  • Provide insightful, motivating, and constructive feedback to team members.
  • Demonstrate sensitivity to communication nuances and nonverbal cues.

Your Qualifications:
  • Comprehensive understanding of real estate development, design, finance, and construction principles.
  • Proven track record of 10-15 years in spearheading significant real estate projects surpassing 200,000 sq. ft. and/or $50M in total costs, preferably with a focus on mixed-use and multifamily developments.
  • Demonstrated ability to cultivate and capitalize on business relationships with key stakeholders including government officials, consultants, property owners, brokers, master developers, and community groups to consistently generate deal pipelines and foster new opportunities.
  • Outstanding writing and presentation skills, facilitating effective communication of complex concepts and proposals.
  • Proficiency in Excel for advanced financial modeling, underwriting, and analysis.
  • Familiarity with DealPath, CoStar, RealPage, and Juniper Square is advantageous.
  • Strong problem-solving skills coupled with creative thinking abilities to overcome challenges and drive innovation.
  • Bachelor's degree with a focus on business, finance, engineering, architecture, urban planning, or economics; a graduate degree is preferred.
  • Desirable qualifications include real estate certifications or licenses such as CCIM or a broker’s license, although not mandatory.
