Job Summary
We are seeking a Property Portfolio Manager to oversee a diverse portfolio of 15 buildings, serving an average of 4,000 tenants. In this role, you will implement effective building management practices to support community development. Key responsibilities include building portfolio management, customer service, budget development and management, maintenance oversight, community engagement, and staff management of a team of 10 building managers, one for each property. Given the nature of this inner-city residential portfolio, you will need to address tenant queries during evenings and weekends as necessary.The ideal candidate will be a proactive problem solver, capable of collaborating across various functions to ensure operational efficiency. You will update and manage policies, identify areas for improvement, and train staff to ensure compliance. Additionally, you will provide input during the product design and construction phases, manage the commissioning and handover processes, and support tenant engagement activities, including tenant induction and building launch days.
Your role will also involve monitoring building performance, occupancy levels, and maintenance activities while optimising revenue and tenant engagement. You will oversee service provider appointments and performance, ensuring standards are met and addressing any issues promptly. As a Property Portfolio Manager, you will facilitate collaboration within the portfolio, monitor performance against targets, and provide feedback to senior management on overall portfolio health.
To be successful in this role, you should possess an NQF 7 qualification in Property, Facilities Management, or a related field, along with a minimum of 5 years of experience in property portfolio management within an Affordable Housing or Student Accommodation space and at least 5 years of experience in staff management.
