Job Summary
Are you a SAIPA-registered Accountant ready to take ownership of the numbers behind a commercial property portfolio? You’ll be joining an established, privately owned property business with a growing portfolio of income-generating assets. With a lean structure and an entrepreneurial approach to property investment and management, this is an opportunity to step into a newly created role where you’ll have genuine ownership of the accounting function rather than becoming one of many in a large finance team. Working closely with the business’s leadership and supporting a junior finance resource, you’ll have visibility across the commercial performance of the portfolio and the opportunity to strengthen the processes and controls that sit behind it.
As Senior Property Accountant, you’ll own the monthly accounting cycle across multiple property entities, taking the numbers from source information through to an accurate trial balance and meaningful management accounts. You’ll keep a close eye on the financial performance of the properties, reconciling rent rolls and tenant accounts, interrogating municipal and utility recoveries, monitoring cash flow and CAPEX, and making sure the accounting records tell the same story as what is happening operationally. Month-end, VAT, budgets, forecasts and year-end preparation will naturally form part of your world, but this role goes further than simply producing reports: you’ll be expected to spot discrepancies, tighten controls, improve finance processes and ensure the accounting function remains organised and audit-ready. You’ll also provide guidance and oversight to the Bookkeeper while working with managing agents and external accounting professionals where specialist input is required.
The non-negotiables are important. You’ll hold a BCom Accounting qualification and be professionally registered with SAIPA, with at least 5 years’ relevant accounting experience and previous experience providing oversight or guidance within a finance function. Strong Xero experience is essential, while exposure to MDA and QuickBooks will strengthen your application. Commercial or retail property accounting experience is highly desirable; however, accountants from the occupier side may also be considered where you’ve managed the accounting function across multiple stores, branches or operating locations. You’ll need strong Excel skills, sound reconciliation discipline and enough commercial confidence to take ownership, challenge inconsistencies and communicate financial information clearly.
