Job Summary
Macdonald & Company are delighted to be working with a Property Consultancy in the heart of the West End who are seeking a Commercial Property Manager to join the business due to growth of the company and portfolio/client-base. The role will focus on the management of Trophy Buildings and Retail assets throughout most of the UK's major cities. You will provide a first class property management service as well as identifying opportunities to improve and protect value for your clients.The role is to be based on-site or in the office 5 days per week and all breakfast and lunch will be catered for.
Working alongside the Head of Property Management, you will work with National Blue-chip clients and tenants, providing them with an effective day to day property management service which will include:
- Day to day property management of a UK wide cross sector portfolio of real estate assets, with the majority focused on offices
- Owning both internal and client matters by developing a strong understanding of the contract and the scope of services to be delivered
- Regular UK wide site visits
- Efficient and cost effective operational running of allocated sites
- Act as contact for Estates Management issues between occupiers, operational businesses, landlords and clients
- Monitor service charge year end dates across the portfolio ensuring that budgets are prepared 2 months prior to year-end and reconciliations completed 4 months after
- Work with the in-house FM Team and external sustainability consultants to monitor sustainability across the portfolio
- In conjunction with the FM team, oversee service charge budgeting and PPM across the assets
- Deal with tenant applications
- Maintain agreed KPI levels
- Ensure the property database (QUBE) is accurately maintained
- Authorise and monitor execution of works
- Regular client reporting
