Job Summary
Macdonald & Company are delighted to be working with an established Property Investment Company who own and manage a substantial commercial and residential portfolio across Central London and selected regions throughout England, Scotland and Wales. The Residential Administrator role is a varied position with a small but growing residential team and you will be responsible for the management and administration of c.500 tenancies across London.Primary responsibilities include the following:
- The accurate drafting of Assured Shorthold Tenancy Agreements.
- Issuing rent increases for Regulated Tenancies.
- Issuing rent increases for Assured portfolio by way of Section 13.
- Effectively collating tenant references for new lettings as required.
- Protecting residential deposits in a timely manner.
- Dealing with all tenancy deposit returns, negotiating deductions if any with tenants and ensuring the return of deposit is carried out in a timely manner.
- Issuing rent credits/debits where required.
- Instructing gas safety certificates for the residential portfolio and uploading to systems including arranging for any works to be carried out relating to gas safety.
- Liaising with external agents on new lettings to ensure lettings are fully executed.
- Diary management for check-in and check-outs.
- Overseeing compliance of EPC’s for the residential portfolio.
- Handling council tax enquiries.
- Commissioning maintenance and repair work and liaising with tenants and contractors.
- Supporting colleagues within the team with key administrative tasks as required.
- Relevant administrative qualification and/or competence-based qualification
- At least 2 years residential experience working in a property business/administrative capacity
- High attention to detail
- Confident communicator
- A multi-tasker and able to effectively organise and prioritise workload
