Job Summary
Calling all experienced Property Managers who still enjoys being close to the properties, tenants and numbers, rather than managing the portfolio from a spreadsheet alone.An established commercial property business is looking for an experienced Property Manager to take ownership of a diverse Cape Town portfolio spanning retail, office, industrial and mixed-use assets. This is not a role for someone who has spent their career looking after only one part of the property management function. They are looking for someone who understands the full picture, the numbers, the leases, the tenants, the buildings and ultimately, what the landlord expects from their investment.
The successful individual will take responsibility for a portfolio of approximately six properties and will be the primary point of contact between the landlord and the wider property management team. They will be supported by administrators, facilities personnel and on-site teams, but the buck ultimately stops with the Property Manager when it comes to the performance of the portfolio. Financially, they will be comfortable preparing and managing detailed property budgets, cash flow forecasts, reporting against budget, controlling costs, managing arrears and ensuring rentals and recoveries are correctly billed and collected. They should be able to look at a set of numbers and understand what is happening at property level rather than simply passing reports on.
Leasing forms an equally important part of the role. They will work closely with brokers, manage vacancies, negotiate renewals and lease terms, ensure tenants have appropriate security in place and oversee the process from sourcing and vetting new tenants through to installation. Strong knowledge of commercial lease agreements is therefore essential. Then there is the property itself. Although Facilities Management support is available, this individual must understand how multi-tenanted buildings operate. Regular inspections, maintenance, contractors, service agreements, compliance, utilities and tenant issues all ultimately form part of the job.
For this one, experience matters. They are specifically looking for someone with at least 10 years' Retail and Commercial Property Management experience who has genuinely managed properties from end to end. Strong financial acumen, confident landlord engagement and solid negotiating skills will be important, while exposure to MDA would be advantageous.
A valid Fidelity Fund Certificate is non-negotiable, as is a driver's licence and own vehicle.
