Macdonald & Company is partnered with a vertically-integrated real estate developer and investor to appoint a Director of Development into their development group.

The Company
The firm have a track-record spanning decades, and boast a portfolio of Multifamily, Affordable Housing, Hotel, and Office assets. They both develop ground-up projects, and invest in value-add/opportunistic deals, predominantly across the Denver Metro area.

With a reputation as a best-in-class developer, they have been on a steady growth trajectory of deals despite a tough climate, and now have a need to grow their development team to accommodate.

The Position
The Development Director will support the investments team with acquisitions through deal analysis and due diligence, and will become more heavily involved on projects from permitting/design onwards, typically overseeing a combination of deals at any one time (market-rate Multifamily, Affordable Housing, Hotels etc.).

Core responsibilities include:
  • Manage all aspects of the project design, budget, and schedule
  • Manage project design team (architect, engineers, and other consultants) and project contractor during preconstruction design efforts and throughout the construction process
  • Create project milestone schedules and ensure that all team members meet schedule requirements
  • Work with local government other related parties to obtain necessary project permits and entitlements
  • Negotiate contracts, leases, and other critical legal documents to best mitigate project risk
  • Compare contractor cost estimates, interview contractors, and assist in selecting the contractor that will best ensure success for the project
  • Review and approve project expenses, contractor pay applications, and change order requests
  • Prepare monthly lender draws and ensure compliance with lender loan agreements
  • Oversee and direct work of Development Analysts & Associates
  • Consult with Asset Management and Operations staff during pre-development, construction, and transfer of property to operations
  • Assist in analyzing potential new development projects by providing input for proformas, review of proformas, and writing portions of investment memos
  • Creation of new processes and implementation of improvements to current processes/best practices
  • Regularly visit development sites to monitor and track project progress
