As they expand their presence in industrial acquisitions, they are seeking a dynamic and experienced Principal of Industrial Acquisitions to lead the strategic initiatives in this area.
 
Position Overview:
As the Principal of Industrial Acquisitions, you will play a pivotal role in identifying, evaluating, and executing industrial acquisition opportunities aligned with the group’s investment strategy. You will leverage your expertise in industrial real estate, financial analysis, and market insights to drive value creation and optimize investment returns.
 
Responsibilities:
  • Deal Origination: Proactively identify and source industrial acquisition opportunities through market research, industry relationships, and networking efforts.
  • Due Diligence: Lead comprehensive due diligence processes for potential acquisitions, including financial analysis, market assessments, property inspections, and risk evaluations.
  • Financial Modeling: Develop detailed financial models to assess the feasibility and potential returns of industrial acquisition opportunities, including sensitivity analyses and scenario planning.
  • Negotiation and Structuring: Lead negotiations with sellers, brokers, and other stakeholders to structure favorable terms and agreements for acquisitions, ensuring alignment with investment objectives.
  • Transaction Execution: Oversee all aspects of the transaction process, including legal documentation, financing arrangements, and closing procedures, to ensure timely and seamless execution of acquisitions.
  • Capital Raising: Collaborate with internal and external stakeholders to raise capital for acquisitions, including evaluating financing options, preparing investment proposals, and engaging with potential investors to secure funding.
  • Portfolio Management: Monitor and manage the performance of industrial assets post-acquisition, implementing value-enhancing strategies, and actively engaging with property management teams.
  • Market Intelligence: Stay abreast of market trends, competitive landscapes, and industry dynamics to identify emerging opportunities and mitigate potential risks.
  • Relationship Management: Cultivate and maintain strong relationships with industry professionals, investors, and other key stakeholders to facilitate deal flow and strategic partnerships.
  • Reporting and Analysis: Prepare regular reports, presentations, and investment memos for senior management, providing insights into portfolio performance, market trends, and investment strategies.
 
Qualifications:
  • Bachelor's degree in Finance, Real Estate, Business Administration, or related field; MBA or advanced degree preferred.
  • Proven track record of at least 7-10 years in industrial real estate acquisitions, private equity, investment banking, or a related field, with a focus on deal origination and execution.
  • Deep understanding of industrial real estate markets, investment principles, financial analysis, and valuation methodologies.
  • Strong quantitative and analytical skills, with proficiency in financial modeling and investment analysis.
  • Excellent communication, negotiation, and interpersonal skills, with the ability to build and maintain relationships with diverse stakeholders.
  • Results-oriented mindset, with a strategic approach to identifying opportunities, solving complex problems, and driving successful outcomes.
  • Ability to thrive in a fast-paced, entrepreneurial environment and effectively manage multiple priorities with attention to detail.
