The Senior Property Accountant will play a pivotal role in ensuring the accuracy and integrity of financial data for multifamily properties.
Key Responsibilities
Financial Reporting:
- Collaborate with the accounting team to prepare monthly, quarterly, and annual financial statements for multifamily properties, adhering to GAAP and company standards.
- Conduct variance analysis and provide insights into financial performance, identifying opportunities for optimization and cost-saving initiatives.
- Assist in budget forecasts, cash flow projections, and annual operating budgets for assigned properties.
- Oversee accounts receivable processes, including rent invoicing, collections, and tenant ledger reconciliations.
- Manage accounts payable functions, ensuring accurate processing of vendor invoices, payments, and reconciliations.
- Monitor cash flow and bank reconciliations, addressing discrepancies and maintaining financial controls.
- Work closely with property management teams to review lease agreements, abstracts, and tenant billing reconciliations.
- Facilitate lease renewals, rent escalations, and tenant move-ins/move-outs, ensuring lease compliance and accurate rent calculations.
- Address tenant inquiries and resolve billing disputes in a timely and professional manner.
- Support financial analyses, including property performance metrics, return on investment calculations, and capital expenditure tracking.
- Assist in external audit processes by providing documentation and explanations, ensuring compliance with audit requirements.
- Participate in internal control reviews and process enhancements to improve efficiency and accuracy.
- Stay informed of regulatory requirements and tax laws impacting multifamily properties, ensuring compliance with federal, state, and local regulations.
- Aid in the preparation of property tax filings, CAM reconciliations, and other tax-related documentation.
- Collaborate with external tax advisors and legal counsel to address tax-related matters and optimize tax strategies.
Qualifications
- Bachelor's degree in Accounting, Finance, or related field; CPA certification or progress towards CPA preferred.
- Minimum of 5 years of accounting experience, with at least 2 years in multifamily property accounting.
- Proficiency in Yardi Voyager or similar property management accounting software preferred.
- Strong understanding of GAAP principles, financial reporting standards, and real estate accounting practices.
- Excellent analytical skills with the ability to interpret complex financial data and communicate findings effectively.
- Detail-oriented with a focus on accuracy and timeliness in financial reporting and analysis.
- Strong organizational skills with the ability to prioritize tasks and meet deadlines.
